TERMS & CONDITIONS
Brokestreet
Last updated: 24 July 2026
This Cookie Policy explains how Brokestreet uses cookies and similar technologies on our website, and the choices available to you. It should be read alongside our Privacy Policy.
1. Who We Are
Brokestreet is a trading name of Charlie Drake, a sole trader operating from Spilsby, Lincolnshire, United Kingdom.
Email: brokestreetuk@gmail.com
2. What Are Cookies
Cookies are small text files placed on your device when you visit a website. They help the site function properly, remember your preferences, and give us information about how the site is used. Similar technologies (such as pixels or local storage) may be used for the same purposes and are covered by this policy.
3. Types of Cookies We Use
Essential/strictly necessary cookies — required for core site functionality, such as keeping items in your basket, remembering you're logged in, and processing checkout. These cannot be switched off, as the site cannot function properly without them.
Performance/analytics cookies — help us understand how visitors use our site (e.g. pages visited, time on site, errors encountered) so we can improve it. These are only set with your consent.
Functionality cookies — remember choices you've made (e.g. currency or region) to give you a more personalised experience. These are only set with your consent.
Advertising/targeting cookies — [include this only if you actually run ads/retargeting, e.g. Meta Pixel, TikTok Pixel, Google Ads — remove this bullet if you don't use any] used to show you relevant ads on other sites based on your browsing on ours. These are only set with your consent.
4. Cookies From Our Platform & Partners
As our website is built on Squarespace, some cookies are set by Squarespace itself to operate core site and checkout functionality. Depending on which tools we have enabled, cookies may also be set by:
Squarespace — site functionality, security, and checkout
Stripe / PayPal [update to match whichever payment providers are actually enabled at checkout] — secure payment processing
Google Analytics [remove if not in use] — website usage analytics, only with your consent
[Any other tool you add later, e.g. Meta Pixel, Klaviyo, TikTok Pixel — add or remove as your tech stack changes]
These third parties act as data processors or controllers of their own cookie data in line with their own privacy and cookie policies. We do not control how these third parties use cookie data beyond the purpose for which they're integrated into our site.
5. Managing Your Cookie Preferences
When you first visit our website, you will be shown a cookie banner allowing you to accept or reject non-essential cookies.
You can change your cookie preferences at any time by [link to your cookie settings/consent manager, if Squarespace or a consent tool provides one].
You can also control or delete cookies through your browser settings. Please note that blocking essential cookies may affect the functionality of our website, including your ability to complete an order.
Withdrawing consent does not affect the lawfulness of any processing carried out before you withdrew it.
6. How Long Cookies Last
Session cookies — deleted automatically when you close your browser
Persistent cookies — remain on your device for a set period (varying by cookie, typically between 30 days and 2 years) or until you delete them manually
7. Changes to This Policy
We may update this Cookie Policy from time to time to reflect changes in the cookies we use or legal requirements. The current version will always be available on our website, with the "last updated" date shown at the top.

Two things to actually check before this goes live, since I can't see your live site config:
Clause 3/4 (advertising cookies) — only keep that bullet in if you're actually running Meta/TikTok/Google ad pixels. If Broke Street isn't retargeting yet, delete it — don't leave a cookie policy promising something you're not doing.
Consent banner mechanism — Squarespace has a built-in cookie banner in Commerce/Website settings (under Settings → Website → Cookie Banner in newer templates). If you've got that switched on, Clause 5 lines up automatically. If you're not using it yet, you'll want to turn it on before this policy goes live, since the policy references a consent choice that needs to actually exist on the page.

Please read these Terms & Conditions carefully before ordering anything from Brokestreet. By placing an order on our website, you agree to be bound by these Terms.
1. Who We Are
Brokestreet is a trading name of Charlie Drake, a sole trader operating from Spilsby, Lincolnshire, United Kingdom.
Email: brokestreetuk@gmail.com
Throughout these Terms, "we", "us", and "our" refer to Brokestreet / Charlie Drake. "You" refers to the customer.
All designs are created by Charlie Drake. Goods are produced and fulfilled on a print-on-demand basis by our production partner, Printful, on our behalf — see Clause 3a below.
2. Definitions
"Goods" means the clothing, accessories, and other products listed for sale on our website.
"Order" means a request placed by you to purchase Goods via our website.
"Contract" means the legally binding agreement between you and us for the sale of Goods, formed in accordance with Clause 4.
3. Our Products
We make every reasonable effort to display our Goods, including colours, materials, and sizing, as accurately as possible. However, colours may vary slightly depending on your device's screen settings, and slight variations in fabric or print between batches may occur.
Please refer to our size guide before ordering. We are not responsible for items ordered in the wrong size due to a customer's own measurement error, though our Returns Policy (Clause 8) still applies.
All Goods are subject to availability. If an item you've ordered is unexpectedly out of stock, we will contact you as soon as possible and offer a refund or alternative.
3a. Print-on-Demand Production
All designs featured on Brokestreet are created by Charlie Drake. Goods are not held in stock — each item is printed and manufactured to order by our production partner, Printful, once you place an Order.
Because items are produced individually per Order, production typically takes 2–5 business days before dispatch (Printful's standard published production window), in addition to shipping time (see Clause 6). This is longer than off-the-shelf retail and is a normal part of print-on-demand production, not a delay.
As your item is a stock design (not personalised specifically to you, such as with your name or custom text), your statutory cancellation rights under Clause 7 still apply in full — print-on-demand production does not remove your 14-day right to cancel.
If you order a genuinely personalised item (e.g. with your own name, initials, or custom text added at your request), that specific item may be excluded from the cancellation right under Clause 7, as personalised/bespoke goods are exempt under the Consumer Contracts Regulations 2013. We will make clear at the point of order if an item falls into this category.
4. Placing an Order & Formation of Contract
When you place an Order, you are making an offer to buy Goods. This does not constitute acceptance of your Order.
We will send you an order confirmation email acknowledging receipt of your Order. This is not acceptance — it simply confirms we've received your request.
A legally binding Contract is only formed once we send a Dispatch Confirmation email confirming that your Goods have been shipped.
We reserve the right to refuse or cancel any Order at our discretion (e.g. pricing errors, stock issues, suspected fraud), in which case you will receive a full refund.
5. Pricing & Payment
All prices are listed in GBP (£). We are not currently VAT registered, so no VAT is added to prices.
Delivery charges are shown separately at checkout before you confirm your Order.
We accept payment via Visa, Mastercard, and PayPal [update this list to match whatever your checkout provider actually supports, e.g. if using Stripe or Shopify Payments, add Apple Pay/Google Pay as relevant]. Payment is taken at the point of order.
In the unlikely event that a product is listed at an incorrect price due to a genuine error, we reserve the right to cancel the Order and refund you in full, even if payment has already been processed.
6. Delivery
Orders are produced and dispatched directly by our production partner, Printful, on our behalf. Production typically takes 2–5 business days, and once dispatched, UK delivery typically takes a further 2–5 business days, meaning a realistic total delivery estimate of 4–10 business days from order to arrival. During busy periods (e.g. Christmas, sale events) this may be longer, and we'll do our best to communicate any known delays.
Estimated delivery times for international orders are typically 1–3 weeks, depending on destination.
Risk in the Goods (i.e. responsibility for loss or damage) passes to you once the Goods are delivered to the address you provided.
If you believe your parcel is lost or significantly delayed, please contact us at brokestreetuk@gmail.com and we will investigate with the courier.
7. Your Right to Cancel (Cooling-Off Period)
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, if you are a consumer (i.e. buying for personal use, not as a business), you have the right to cancel your Contract within 14 days of receiving your Goods, without giving any reason.
To cancel, you must inform us clearly (e.g. by email to brokestreetuk@gmail.com) before the 14-day period expires. You do not need to have received the Goods to cancel — you can cancel from the moment you place the Order.
Once you've told us you wish to cancel, you then have a further 14 days to return the Goods to us.
Goods must be returned in their original condition — unworn, unwashed, with tags attached and in original packaging where possible. This does not affect your statutory rights, but excessive handling beyond what's needed to inspect the item may result in a deduction from your refund.
Exceptions to the right to cancel: for hygiene reasons, this right does not apply to earrings, swimwear, or underwear once the hygiene seal/packaging has been removed or broken.
We will refund you within 14 days of receiving the returned Goods (or proof of postage), using the original payment method. Original standard delivery charges are refundable; return postage costs are paid by you unless the item is faulty.
8. Returns & Refunds (General)
As our Goods are produced to order via print-on-demand and cannot be restocked or resold, we are unable to offer a general "change of mind" returns policy beyond your statutory cancellation right in Clause 7. Within that 14-day cancellation window, you are still fully entitled to cancel and return an item for a refund as set out above.
In addition to your statutory cancellation right above:
To start a return within your statutory cancellation window, contact us at brokestreetuk@gmail.com with your order number.
Refunds are processed to your original payment method within 14 days of us receiving and inspecting the returned item, in line with the Consumer Contracts Regulations.
Return postage costs are the customer's responsibility unless the item is faulty or was sent in error.
9. Faulty or Damaged Goods (Your Statutory Rights)
Nothing in these Terms affects your statutory rights under the Consumer Rights Act 2015. If your item is faulty, not as described, or of unsatisfactory quality:
Within 30 days of delivery — you are entitled to a full refund.
Within 6 months — you are entitled to a repair, replacement, or refund (we get one attempt to repair/replace first).
After 6 months — you may still be entitled to a repair, replacement, or partial refund, though you may need to demonstrate the fault was present at the time of delivery.
To report a fault, contact brokestreetuk@gmail.com with your order number and photos of the issue where possible. Although your Goods are produced by Printful, your Contract is with Brokestreet / Charlie Drake, and we remain fully responsible for resolving faults, replacements, and refunds — you do not need to contact Printful directly. We will cover return postage costs for genuinely faulty items.
10. Intellectual Property
All content on this website — including logos, product photography, descriptions, and design — is owned by or licensed to Brokestreet and may not be copied, reproduced, or used without our written permission.
11. Limitation of Liability
We are not liable for any indirect or consequential loss arising from your use of our website or purchase of our Goods.
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded under UK law.
Our maximum liability to you for any claim relating to an Order is limited to the price you paid for the Goods in question.
12. Complaints
If you're unhappy with your order or our service, please contact us at brokestreetuk@gmail.com. We aim to respond within 2 business days and resolve issues fairly and promptly.
13. Changes to These Terms
We may update these Terms from time to time to reflect changes in our practices or legal requirements. The version in effect at the time you place your Order will apply to that Order.
14. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
